Lease Administrator

Our client is currently seeking a Lease Administrator.
This job will have the following
Responsibilities:
Position
Summary:
Under the Supervision of the Lease Administration Manger, the Property Manager is responsible to manage the landlord/tenant relationship for over 500 retail locations from lease inception through termination.
Primary focus is to insure that the physical condition of the stores are maintained in accordance with Company's standards and requirements and support the Property Management team by promoting positive relationships.
Qualifications & Requirements:
1) Lease Administration / Property Management Compliance:
a) Interpret, administer and enforce lease covenants and provisions to support stores and assure landlord compliance.
This includes the coordination and assisting in the continued maintaining of such compliance b) Consult and partner with internal departments such as Legal, Facilities, and Store Operations to best support our stores and resolve issues.
c) Prepare, review and analyze store condition reports from the Task Management System and generate monthly narrative reports and develop and prepare all necessary analytics to assist and support the Legal Department with developing and maintaining pro-active strategies to resolve property operational and compliance-related challenges d) Communicate effectively with stores, field management and landlords to determine the necessary course of action.
e) Assist the field team with various store related issues while providing continued support f) Work with the Legal Department to resolve Landlord /Contractor and insurance claims as required.
g) Daily written correspondence and telephone follow up including maintaining accurate entry to the Siterra system.
h) Prepare Landlord / Tenant waiver letters, letter agreements and dispute / settlement agreements as necessary.
i) Monitor shopping center co-tenancy for possible rent reductions and potential negotiating power for our Real Estate Department.
j) Daily prioritizing of all issues and action plans.
k) Special Projects as required.
l) Respond to emergency after-hours calls via phone and computer as required.
2) Company as Tenant:
a) Assist and maintain strong Landlord / Tenant relations while assuring Company's standards are met b) Address store inquiries and service requests while coordinating and resolving maintenance disputes/repairs between Landlords and Company partners.
c) Ensure Landlord compliance with property management operational procedures and applicable governmental regulations including complaints, violations, and OSHA inquirers, and work with Landlord to determine the best course of action to be taken.
Education:
College degree or equivalent experience.
Skills and Abilities:
Proficient in Microsoft Office specifically Word and Excel.
Experience with Service Channel and Oracle preferred.
Integrity, passion and a positive work ethic.
High energy and professional attitude.
Ability to work effectively with little or no supervision.
Highly organized and skilled with time management.
Excellent written and oral communication skills.
Work closely with principals of Company and the Landlord offices.
Understanding of Building/Facility Operations.
Strong customer service Landlord/Tenant relation skills.
Good negotiation skills.

Estimated Salary: $20 to $28 per hour based on qualifications.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
