This position is primarily responsible for assisting the Lease Accounting Manager in evaluating, new leases, amendments and modifications, researching changes in new accounting literature and ensuring the timely and accurate closing of lease related accounts each month. In this role, the position will act as the liaison between Operations, Real Estate, Lease Administration, Planning and General Accounting on all lease accounting policies, procedures, and controls.
Key functions and responsibilities include, but are not limited to:
- Preparation of FAS 13 testing for new leases and renewals.
- Research, apply, and implement changes in authoritative lease accounting guidance issued by SEC, FASB, and other regulatory bodies in conjunction with the Financial Reporting group
- Perform lease by lease evaluation to ensure consistency in assumptions utilized across all relevant lease related accounting such as FAS 13, EITF 97-10 and other guidance.
- Review and streamline Lease Obligation schedules and various other rent schedules
- Account for FASB rent adjustments, gross leases, tenant incentives, favorable/unfavorable leases, and closed store reserves and prepare lease accounting related journal entries
- Assist with FAS 144 impairment testing
- Coordinate with fixed asset department to review and make corrections to leasehold improvement useful lives and landlord owned assets, as required
This position will also have responsibility related to the financial reporting process. Effective communication skills are essential due to the tight timelines around month and quarter end as well as the interactions with various operational departments.
Tasks include but are not limited to:
- Provide support in preparation/completion of all SEC filings (10-Q/10-K/etc.), including assisting in the preparation of reports and schedules for quarterly and annual filings with regulatory bodies.
- Perform various monthly/quarterly close procedures as needed including creating journal entries, reviewing actual results to budgets and analyzing results on a consolidated level as well as by location and department and other various ad hoc requests.
- Research and summarize new accounting pronouncements as they relate to BCF accounting and financial reporting.
- Respond promptly and correctly to inquiries from internal and external auditors.
- Maintaining SOX compliance
- Effectively communicate financial information to management of both finance team and operational areas.
- Identify errors and/or trends in accounting data to improve accuracy, timeliness and general flow of accounting data.
ADDITIONAL REQUIREMENTS
Qualifications:
- Four-year accounting degree and related work experience required. CPA, CMA, or MBA is a plus.
- Minimum of 3 years related work experience, Big 4 experience a plus
- 2
years or recent, relevant lease related technical accounting experience a plus
- Knowledge of FAS 13, EITF 97-10 and other lease accounting literature
- Experience in a retail environment a plus
- Must be able to meet strict deadlines while maintaining accuracy, work independently and in groups to achieve departmental goals.
- Must be proficient in Microsoft Excel, PowerPoint and have a working knowledge of Oracle Financials, Cognos Business Intelligence or other general ledger and consolidation software.
